Breakfast Point is a master-planned waterfront village built on the old Mortlake gasworks site, developed from the early 2000s with a consistent Hamptons-style look across its rendered apartment buildings and townhouses. Streets like Village Drive and Peninsula Drive sit on reclaimed, low-lying land right on the Parramatta River.

That reclaimed footing brings a high water table with it, so groundwater sits close to the surface across much of the peninsula. Drainage around foundations and basement car parks copes fine most of the year, then struggles the moment a heavy downpour arrives on top of an already saturated bed.
